Bulgarian Properties Sale was established to assist serious investors with a full property purchasing service in Bulgaria.

We only work with established developers in Bulgaria if we offer to buy off plan property. We DO NOT CHARGE COMMISSION on newly built properties to the buyer or put our profit on top of developers prices, like many local estate agent in Bulgaria and British brokers do. Our prices are the same as when you buy directly from the developer in Bulgaria.

Fees and Commissions

Unlike in the UK, it is a standard practice for a real estate agent in Bulgaria to charge buyer a commission on completed sales. Commission varies upon the level of service and the expertise.

We offer different level of services to our prospective customers.

1st Level is standard. 5% commission based on the sales value is charged to the buyer. It includes property search based on the customers criteria available on the market, providing all necessary arrangements to view all properties selected by the client, negotiating of the sales contract on your behalf.

2nd Level - 7% of purchase price. This service involves everything as in the standard level of service in addition to the solicitor's consultation. This is advisable especially when you buy re-sale property. The solicitor will check twice that there is no unpaid debts are attached to the property you buy and it has not been put as a security against the current owners borrowings.

3d level - (full service) 10% of purchase price. This service includes all the above services and is recommended to clients who wish to purchase property with land, as according to current Bulgarian legislation a foreign national cannot own the land as a physical person, only as a legal entity. This service includes taxes, legal fees, document translation and legalisation fees, but excludes notary and government taxes as well as the required share capital of 1,800 Euro.

There is a 50 Euro viewing charge per one day, refundable in case of a purchase of properties with exception to apartments in Sunny Beach. This fee is to cover for transport expenses as some of the properties are hundred kilometres away from each other.
